The first step is to contact us to provide brief details about yourself and about the accommodation you require through our online enquiry. You can also browse through our available properties on our website and select the properties that you would like to view.

Viewings

Viewings can be arranged by contacting our student letting agents office in Plymouth and can be done at a time that suits you. One of our team will meet you at the property or our office, we will then be able to give you advice and answer any questions you may have regarding the property and our company policies. 

During the viewing, please ensure that you review the property thoroughly, our team is happy to help find you a property that fits your needs.

Tenancies

Our tenancies are based upon either 48 or 50 week fixed term certain contracts, with the ability to extend if needed. The length of your tenancy can be discussed on viewing the property and confirmed when signing the good faith agreement.

Our managed properties are all Gas Safe certified, inspected for electrical safety, and furniture fire safety. 

Reserving the property

Once you have decided on a property, you will be required to pay a ‘Holding Deposit’ which is equivalent to 1 weeks rent. This will secure the property for you and take it off the market.

Guarantor

In most cases, we will need you to provide details of a Guarantor. This person must be employed, based in the UK and earn over 3 times the annual rent of the property. If you are unable to provide a UK guarantor, you will need to either pay a deposit or pay the rent upfront for the property.

Rent

For our student properties, rent is usually calculated at a monthly rate and then divided into termly payments to coincide with your student loan payments. There is the option of this being paid on a monthly basis if this suits you better.

Deposit

If you are unable to provide a UK guarantor or if your property requires it, a security deposit of a minimum of one month’s rental will need to be paid before you move into the property. This deposit is treated per the Tenancy Deposit Protection regulations. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent. Once your tenancy is left, your deposit will be returned to you within 30 days as per the deposit conditions.
