Viewings with our letting agents
Viewings can be arranged by contacting our letting agents office and can be done at a time that suits you. One of our team will meet you at the property or our office, we will then be able to give you advice and answer any questions you may have regarding the property and our company policies.
During the viewing, please ensure that you review the property thoroughly, our team is happy to help find you a property that fits your needs.
Tenancies
Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement. Our managed properties are all Gas Safe certified, inspected for electrical safety, and furniture fire safety.
Reserving the property
Once you have decided on a property, you will be required to pay a ‘Holding Deposit’ which is equivalent to 1 weeks rent, this will secure the property for you and take it off the market.
References
As a minimum, we will require satisfactory references from your employer and a previous or current landlord.
Guarantor
In some cases, we will need you to provide details of a Guarantor, for example; if you are on housing benefits, or will have difficulty proving your income. If you do need a Guarantor, they must complete the guarantor pack and return it to us before you can move in. Guarantors must be employed and earn over 3 times the annual rent of the property.
Working out your rent with our letting agents
Rent is normally quoted per calendar month and payable monthly in advance. A residential tenant is usually also responsible for council tax, water rates, gas, electricity and other utility costs. All rent must be paid directly to us.
Deposit
If you are unable to provide a UK guarantor or if your property requires it, a security deposit of a minimum of one month’s rental will need to be paid before you move into the property. This deposit is treated per the Tenancy Deposit Protection regulations. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent. Once your tenancy is left, your deposit will be returned to you within 30 days as per the deposit conditions.
